At the Reserve of East Dundee: larger 1990s condos (from roughly 1,300 square feet) with attached garages common, monthly fees near $187–$250, recently trading around $280K–$320K. Two very different products—evaluate them on total monthly cost and lifestyle fit, not list price.
Condo inventory concentrates entirely in those two communities, so selection at any moment is a handful of units. Village Green’s location puts you near Barrington Avenue’s route into downtown; the Reserve sits closer to Route 72 and the expressway. Downtown itself contributes occasional above-retail residential units, which trade rarely and quickly. If you need broader condo selection on a deadline, Elgin and Carpentersville add depth minutes away—but neither pairs it with a village this walkable.
Condo financing lives and dies on the association: have your lender confirm warrantability early, request the association’s budget, reserves, and any special-assessment history before offering, and at Village Green, ask specifically about age-restricted community lending requirements and what the monthly fee covers (services there are part of the value—and the cost).
