Original builders included Overstreet Builders, Pulte, Ryan Homes, King’s Court, Autumn Homes, and Kamin, with homes running semi-custom to full custom — brick facades, 2,800 to 10,000 square feet, on generously sized lots.
The market here has been decisively strong. Sales over the last year ran from about $1.0M to $1.9M with a median around $1.2M — roughly $307 per square foot — and late-2026 active listings clustered from $1.15M to $1.3M. Overstreet, long the anchor builder, shows no available homesites and runs a priority list, so new-build demand has shifted to Ashwood Park North, where DJK and other custom builders continue to deliver. Note the naming: Ashwood Park, Ashwood Park North, and the neighboring Ashwood Creek are related but distinct communities with separate associations — aggregator data frequently blends them, and we don’t.
The Ashwood Club is the community’s engine: a large clubhouse with two outdoor pools, a fitness center, indoor and outdoor event space, and tennis and basketball courts, funded through the association. MLS-fed sources show monthly assessments across a wide range plus swim-club fees reported around $660–$800 a year, but the association doesn’t publish current figures — we confirm dues, coverage, and any capital assessments during attorney review, along with the Will County tax bill, which runs among the highest averages in the city.
