White Eagle wraps the Arnold Palmer-designed White Eagle Golf Club on Naperville’s southwest side along Route 59 — about 1,100 homes across the Naperville and Aurora sides of the line, built from 1987 onward by “Mr. Naperville” Harold Moser’s Macom organization.
White Eagle is the flagship of Naperville’s golf-course communities. Harold Moser — the developer Naperville literally calls “Mr. Naperville” — began building here in 1987 around what became Arnold Palmer’s first signature course in the Chicago area, and the community grew through the mid-2000s into roughly 1,100 homes, with a newer infill section added by Eastman Custom Homes from about 2017. The community straddles the Naperville/Aurora border west of Route 59 and south of 83rd Street, which puts different homes in different counties — a detail that shows up on tax bills and one we verify on every showing.
The housing mix is broader than most buyers expect. The core is semi-custom and custom single-family homes — commonly 2,500 to 5,700 square feet, with the largest past 7,000 — but the Club Homes of White Eagle townhomes and a set of condos give the community attached options too. Recent activity reflects that spread: closed sales over the last year ran from roughly the low $400Ks for attached homes to $1.4M–$2M+ for the estate streets, with the single-family median in the mid-$800Ks. Active single-family listings in late 2026 averaged around $1.2M.
Two membership structures matter here. The White Eagle Club Property Owners Association covers the neighborhood itself — pool, clubhouse spaces, tennis, and common areas — with single-family master dues reported around $900–$1,300 a year and attached-home assessments higher, covering exterior maintenance. The golf club is separate: White Eagle Golf Club is a private membership club with a 27-hole Palmer layout across about 163 acres, and joining it is a choice, not an obligation of ownership.
