Live West Dundee listings updated daily from the MLS — plus what local buyers should know before making a move.
West Dundee’s townhome market is a two-way race: established Grand Pointe Meadows units from the 2000s trading in the mid $300s, and Lennar’s brand-new Hickory Glen townhomes selling from the high $300s. Both deliver three bedrooms, attached garages, and low-maintenance living minutes from I-90 — the choice comes down to new-build warranty versus established-community value, and the fee structures behind each. For commuters, downsizers, and first-time buyers priced out of the single-family market, this is the most practical way into the village.

Grand Pointe Meadows townhomes run roughly 1,400–1,900 square feet with two to three bedrooms, attached two-car garages, and assessments near $230 monthly covering exterior maintenance, lawn, and snow. Hickory Glen’s new Marianne and Charlotte plans deliver 1,767–1,840 square feet of current-code construction with builder warranty. Taxes on townhomes run meaningfully below the village’s single-family bills — Grand Pointe Meadows attached units have averaged around $5,100 annually.
Grand Pointe Meadows, off Huntley Road, is the established option — community pool, park, trail access, and a resale track record you can actually comp against. Hickory Glen, beside Huffman Park, is the new-construction option with builder incentives in play. Village Quarter’s older attached units, at much lower price points, round out the market for budget-focused buyers. All three sit within minutes of the Route 31 and Randall Road interchanges.
Conventional and FHA financing both work across most of this market, but association warrantability determines which — have your lender confirm early. Compare fee-adjusted monthly payments, not list prices: a $350K resale with a $230 assessment and $5,100 taxes can cost less per month than a $400K new build, or more, depending on incentives and the builder’s rate buydowns. We run that math on every townhome our clients consider.
Townhomes are West Dundee’s fastest-moving property type because they serve the widest audience — commuters, downsizers, first-time buyers, and investors all shop the same inventory. Well-priced Grand Pointe Meadows resales regularly draw multiple offers, and Hickory Glen’s quick move-ins sell between website updates. Same-day showing capability is not optional here.
