Danada is really three neighborhoods sharing one identity: Danada East off Blanchard Road, Danada West on the far side of Naperville Road, and Danada North just south of Longfellow Drive. All three went up in the mid-1980s through the 1990s as south Wheaton’s executive tier, with named floor plans—Chateau, Hamlet, Stratford, Waterford in the East and West sections; Fredricks, Hartford, Leesburg, Westchester in North—that still frame how the homes trade today. Danada Forest Preserve is the county preserve next door, and “Danada Farms” and “AMLI at Danada Farms” are rental communities—different product entirely.
The setting is the sales pitch. The 797-acre preserve borders the community with the Danada Equestrian Center, the historic Danada House—the Rice family estate whose stable produced 1965 Kentucky Derby winner Lucky Debonair—Rice Lake, and roughly three miles of regional trail. On the retail side, Danada Square East and West and Rice Lake Square sit at Naperville Road and Butterfield, putting groceries and errands at the neighborhood’s edge, and the Naperville Road corridor reaches I-88 in minutes.
On price, the three sections behave differently and it pays to know which one you’re shopping. Danada East and West are the top tier: recent sales have run from the mid $700Ks to about $1.38M, with East’s largest homes—up to 4,400–4,600+ square feet—setting the ceiling. Danada North trades below them, generally in the $630Ks to $840Ks for its 2,100–4,900 square-foot range. HOA obligations are light: Danada West carries a modest association fee (roughly $77 a month per MLS-fed sources), while East and North report none. Danada Square’s retail sits at the neighborhood’s corner, downtown Wheaton and its Metra station are about ten minutes north via Naperville Road or Wheaton Avenue, and the whole Danada/Herrick Lake preserve system is out the back door.
Naperville Road reaches the I-88 interchange in minutes, with Butterfield Road (IL-56) running east-west across the corridor. Naperville’s employment centers are 15–20 minutes; Winfield’s Northwestern Medicine campus about 10.
Drive to either Wheaton Metra station for the UP-West line into Ogilvie—roughly 45–60 minutes—or take I-88 east. The Loop is about 26 miles; plan 50–75 minutes driving depending on traffic.
