Live Wheaton listings updated daily from the MLS — plus what local buyers should know before making a move.
Under $400K is Wheaton’s townhome band. This is where Briarcliffe Knolls—a 163-townhome association near the Glen Ellyn border—trades in the $300Ks to low $400Ks, where Briarcliffe West townhomes run roughly $290K to $370K, and where the manor homes at Adare Farms change hands around $290K to $400K. Larger, updated condos at Briarcliffe Lakes and The Streams reach into this range too. For buyers priced out of Wheaton’s $500K+ detached market, this is the practical way into CUSD 200 territory, the Metra lines, and the downtown—with an association handling the exterior work. Inventory is thin and well-kept units move quickly, so preparation matters more than patience here.

Expect two- to three-bedroom townhomes and larger condos, mostly 1970s and 80s construction between roughly 1,100 and 2,200 square feet, many with attached garages and some with basements. Monthly assessments typically run $200–$490 depending on the association and what it covers. The occasional small detached home appears under $400K—usually a project or an estate sale—and draws immediate attention when it does.
The under-$400K market clusters in southeast Wheaton’s Briarcliffe communities—Knolls, West, and Lakes—plus Adare Farms off Naperville Road and The Streams near the Winfield border. Note that many southeast Wheaton addresses are served by CCSD 89 feeding Glenbard South rather than CUSD 200; verify the assignment for any specific address. Adare Farms is a useful target because its condo, townhome, and single-family product ladder lets you move up without leaving the neighborhood.
Conventional financing with 5–10% down is the norm here, FHA works where associations are warrantable, and IHDA assistance can apply for eligible buyers. Compare the monthly assessment against what it replaces—exterior maintenance, roof reserves, snow, lawn—when weighing a townhome against a detached home’s upkeep. And review association reserves: a healthy balance sheet protects you from special assessments.
This band competes hard because it’s the last stop before Wheaton’s detached market jumps past $500K. Move-up condo owners, first-time buyers, and downsizers meet in the same segment. Units with updated kitchens and two-car garages go pending fastest. Have your pre-approval done and your showing scheduled the day the right one lists.
