Heron Creek is Sycamore’s upper bracket — a north-side community west of Plank Road where Castle Builders customs from the early 2000s share ponds, trails, and parks with new Shodeen Homes phases that are actively selling now.
Heron Creek sits on Sycamore’s north side, west of Plank Road and north of State Street, in the growth quarter of town that North Grove Elementary was built to serve. The community was laid out around water and green space—ponds, walking trails, and parks run through it—and the housing stock reflects two building eras: Castle Builders’ custom homes from the early 2000s, and the newer section Shodeen Homes has been building since 2017 from its sales center at 437 E. Becker Place.
The range here is wide by design. MLS-fed sources catalog 25 floor plans from about 1,350 square feet up to 5,845, spanning single-family homes and a townhome section—so while Heron Creek anchors Sycamore’s upper bracket, it is not exclusively a big-home community. Recent sales have run from about $475K to $639K per MLS-fed data, and the community’s top end reaches further: new and custom listings toward $1.4M have appeared in recent market data, the highest in any Sycamore subdivision.
Costs scale with the homes. Reported association fees span roughly $25 to $145 a month depending on section and product—townhome sections carry more of the maintenance—and average property taxes have run near $10K a year per MLS-fed data, the highest subdivision average in town. That is the honest price of the biggest newer homes in Sycamore, and we walk every buyer through the exact bill, the association terms, and any special service area before they offer.
Pricing reflects Heron Creek sales and MLS-fed sources as of late summer 2026.
Castle-era customs and newer resales — individual designs, larger footprints, and premium pond and cul-de-sac lots. Recent closed sales have run the high $400s into the $600s per MLS-fed sources.

Water and trail corridors thread the community — the setting that separates Heron Creek from conventional subdivisions and keeps its premium lots in demand.
Castle-era homes were built one design at a time, so streets here avoid the repeating-floor-plan look — and the new Shodeen phases keep the semi-custom standard going.
Parks and green space sit inside the community rather than across an arterial — part of the original plan, and a real difference for daily life.
