North Grove Crossings sits on Sycamore’s north side near Plank Road, in the same growth quarter as Heron Creek and the North Grove Elementary campus that gives the area its name. The community has been built in waves: Silverthorne Homes started the single-family core in 2006, K. Hovnanian added newer phases beginning in 2018, and Worthington Homes built the duplex-style townhomes that became the community’s signature attached product — two homes per building rather than a long row, with nine-foot first floors and full basements.
The result is one of the widest product ranges in any Sycamore subdivision: MLS-fed sources catalog 29 floor plans from about 1,550 to 4,072 square feet, two to five bedrooms, across singles and townhomes. Construction has run essentially continuously from 2006 through 2025, which means buyers can choose among three distinct vintages of the same neighborhood. Worthington’s townhome phase recently sold through to its final unit, so that product now trades as resale only — and those resales are worth watching, because the included-appliance, quartz-and-maple finish level holds up well against new construction elsewhere.
On price, current listings have been running in the low $400s — roughly $420K to $430K across both product types per MLS-fed sources. Reported association fees span about $26 to $150 a month depending on product (townhomes at the higher end), and average property taxes have run near $9K a year per MLS-fed data.
