Live Sycamore listings updated daily from the MLS — plus what local buyers should know before making a move.
Under $500K opens up nearly everything in Sycamore except the upper bracket. This is the move-up band: current-phase new construction at Reston Ponds and Sycamore Creek, four-bedroom resales throughout the newer subdivisions, and the largest in-town historic homes. Listings in the $400s spend a little longer on market than the contested $300s, which gives buyers something rare in this town — a moment to think. It is the budget I recommend to buyers relocating from the Fox Valley, because it buys the house they were priced out of east of Route 47.

Expect newer two-stories from 2,100 to 3,000+ square feet — Reston Ponds and Sycamore Creek resales from the last two decades, North Grove Crossings singles, and new construction base-to-mid plans from Shodeen, Lennar, and Silverthorne. Nine-foot ceilings, full basements, and three-car garages become standard features rather than premiums in this band. In-town, the mid $400s buy the showpiece historic homes when they surface, which is rarely.
Reston Ponds is the center of gravity here — 193 acres with six ponds and 15 acres of park space southeast of downtown, where Wiseman-Hughes resales from the 2000s and current Shodeen and Lennar construction trade side by side in the $400s. Sycamore Creek east of Route 23 offers Silverthorne two-stories with recent sales into the low $500s, and North Grove Crossings rounds out the north side. Comparing a $450K resale against a $460K new build is a genuine decision here — we run that comparison with buyers weekly.
If you are weighing new construction, remember the sticker is not the whole story: lot premiums, upgrades, and landscaping can add 10–15% to a base price, while resales include the blinds, the deck, and the sprinkler system someone already paid for. We negotiate builder incentives — rate buydowns, closing costs, upgrade credits — at no cost to you. On resales, taxes matter: newer $450K+ homes commonly carry $9K–$11K bills, so verify before you fall in love.
Inventory in the $400s is steadier than the bands below it, but the best-executed homes — premium lots, tasteful updates, three-car garages — still move quickly. If you are selling a smaller Sycamore or DeKalb home to move up, we can often coordinate the timing so you are not writing contingent offers in a competitive market. Call or text Kealan at 630-381-4995 to talk through the sequencing.
