Ravine Woods is where Channahon’s bigger homes live. The community dates to about 2004, built out primarily through 2018 along Ravine Woods Drive on the village’s established side, and it earned its reputation on a simple formula: more square footage per dollar than the towns up the corridor, on lots averaging about a third of an acre, with no homeowners association fee. Most homes here are four- and five-bedroom two-stories and ranches between roughly 2,100 and 4,456 square feet — move-up territory, priced from the high $300Ks to the $520Ks on recent resales.
The community’s second act is under construction. Core Homes is building the Enclave at Ravine Woods — seven floor plans from roughly $489,900 to $649,900, spanning 2,000 to 3,900 square feet, including ranch and ranch-loft options that are hard to find new anywhere on the I-55 corridor. The village approved more than 70 new single-family homes in this area in 2024, so expect builder activity for several more years. For buyers, that means the rare choice between an established resale with mature trees and a brand-new build two streets over.
Numbers to know: recent resales have closed between about $395,000 and $525,000, current listings have run from $489,900 to $649,900 as new construction lifts the top of the market, and average annual taxes on resales have run near $8,000. There is a small pocket of early-2000s townhome/condo product around 1,530 square feet that occasionally lists in the $300Ks. School assignment generally falls to Channahon SD 17’s four-building sequence, with some addresses served by Minooka CCSD 201 — both feed Minooka Community High School, so verify the specific address with the district.

Ravine Woods addresses generally fall in Channahon School District 17, with some served by Minooka CCSD 201; both feed Minooka Community High School District 111. Confirm current attendance boundaries with the district for any specific address.
N.B. Galloway Elementary (PreK–2), Pioneer Path (3–4), Three Rivers School (5–6), and Channahon Junior High (7–8) serve the district in grade-level campuses.
