At Whispering Oaks, Silverthorne’s single-family plans run 1,625 to 3,065 square feet with three to five bedrooms, recently priced from about $472K to $622K, while Core’s plans span 2,400 to 3,900 square feet with 9-foot first-floor ceilings, 2×6 construction, and oversized sodded lots; villa and townhome product runs closer to $400K. At the Enclave at Ravine Woods, Core offers seven plans — ranch and two-story — from roughly $490K to $650K. Expect 60–90 day timelines on inventory homes and longer for to-be-built.
The two communities feed different school patterns: Whispering Oaks children generally attend Minooka CCSD 201 schools including Aux Sable Elementary, while Ravine Woods addresses generally fall in Channahon SD 17 — both feed Minooka Community High School District 111. Whispering Oaks sits in Grundy County, which can mean a different tax rate than the Will County side. And because both communities mix builders and phases, two listings a street apart can carry different HOA terms. Verify all three — school assignment, county, HOA — on the specific lot.

Budget beyond base price: upgrades, lot premium, landscaping, and window treatments routinely add 10–15%. And get a pre-drywall and final independent inspection — new construction is not a reason to skip them.
New construction pricing here has held firm while resale inventory loosened, so compare both before committing: a three-year-old Whispering Oaks resale with a finished basement and fence can beat a base-price new build on total value. Builder incentives move month to month — when interest rates shift, buydown offers follow. Tax bills on new homes also step up as assessments catch up to the improved value, so model year-two and year-three payments, not just the first bill.
