Expect 2,800 to 4,400-plus square feet, four to five bedrooms, three-car garages, and 9-foot ceilings in the newer product. The Enclave’s plans include ranch and two-story options to 3,900 square feet; original Ravine Woods homes range to about 4,456 square feet on lots averaging a third of an acre with no HOA. Finished basements, three-quarter-acre-plus lots on the rural edges, and pond or tree-line backing are the features that separate listings at this level. New construction lets you spec finishes; resales deliver mature landscaping and completed extras.
Ravine Woods is the anchor of Channahon’s upper market — both the established sections, where recent sales have reached $525K and listings run to $649,900, and the Enclave phase Core Homes is building now. Whispering Oaks’ larger Silverthorne and Core plans reach roughly $590K–$620K on the Grundy County side. Beyond the subdivisions, unincorporated parcels toward McKinley Woods and the rivers produce the acreage and custom properties — those are infrequent, so serious buyers should be set up on instant alerts.
Most buyers in this band use conventional financing — Illinois’ conforming limit covers nearly everything here, so jumbo terms rarely apply. On new construction, negotiate more than price: rate buydowns, design credits, and lot premiums are all in play, and we handle that with the builder at no cost to you. On resales, insist on a full tax history — a $600K home at Channahon’s effective rates can carry a $15K–$17K bill, and the Will/Grundy county line materially changes the math. An appraisal-gap strategy matters less here than in tighter markets, but presentation-perfect listings still draw multiple offers.
The luxury band moves slower than the core market — expect listings to sit longer than the village’s 50-day median, which is leverage for prepared buyers.
