The association amenities are the underrated part of the value: a pool-and-clubhouse package at a sub-$300K price point is hard to find anywhere on the I-55 corridor. Whispering Oaks villas suit buyers who want newer construction and single-level living in the same package.
Confirm the association is warrantable with your lender early — it determines whether FHA, VA, or certain conventional programs apply. Read the association’s budget and reserves before attorney review, not after: special assessments are rare in these communities but worth ruling out.
