The Lakelands is Plainfield’s lakefront enclave — a gated community of custom homes around private, 140-acre Lake Walloon on the village’s northeast side, with docks, boating, clubhouse amenities, and some of the highest sale prices in town.
Nothing else in Plainfield — and very little in the southwest suburbs — works like the Lakelands. The community wraps around Lake Walloon, a private lake of roughly 140 acres with about four miles of shoreline, on the village’s northeast side off Naperville-Plainfield Road. Homes here are custom builds from the mid-1990s through the 2010s rather than production plans: lakefront residences average well over 5,000 square feet, with the largest exceeding 8,000, and no two streets repeat themselves. A gated entry, docks, community pools, tennis, and a clubhouse round out the package.
The community has two distinct sides. The custom single-family side — streets like Marina Drive, Lakepoint, Lakeshore, and Harbour — carries the lake frontage and the trophy sales: the past year’s closings include $1.53 million and $1.125 million on the water, with off-water customs generally in the $700Ks to low millions. Harbor Townes, the attached side, offers townhomes and duplexes from roughly 1,900 to 3,400+ square feet that deliver lake-community living from about $600,000 — the most attainable door into the neighborhood.
Two practical notes for buyers. First, HOA costs reflect the amenities: single-family fees run roughly $330–$530 a month per aggregator sources (Harbor Townes differs — billing structures vary in MLS feeds, so we confirm exact figures on every deal). Second, MLS naming is inconsistent — listings appear under both “The Lakelands” and “Lakelands Club” — which breaks saved searches. We track the neighborhood manually for exactly that reason, including sales that never hit the open market.

About 140 acres of private water with four miles of shoreline — boating, fishing, and swimming for residents, with docks along the lakefront streets. No public access.
The Lakelands is one of the few gated communities in this part of Will County — a meaningful differentiator for buyers who want it and part of what the HOA fee funds.
Community clubhouse, pools, and tennis courts serve both sides of the neighborhood, concentrated near the lake amenities.
Custom owners stay — annual turnover is a fraction of production-subdivision rates, which keeps inventory scarce and makes early access to coming listings decisive.
The Lakelands is served by Plainfield Community Consolidated School District 202. Verify current attendance boundaries with the district, as they can change — D202 boundary changes take effect with the 2026–27 school year.

The northeast position puts the Lakelands closer to Naperville than any other Plainfield neighborhood — the 59 corridor’s retail is 10 minutes, downtown Plainfield about 12, and south Naperville’s employers and dining 15–20.
Naperville-Plainfield Road and 127th Street feed Route 59 and I-55 alternatives; plan 15–20 minutes to I-55 or the Route 59 corridor and 25–35 to the I-88 tech corridor.
The Route 59 Metra station (BNSF line) is the closest rail option — roughly 15–20 minutes’ drive, then about an hour to Union Station, faster on expresses. Driving, plan 55–75 minutes to the Loop outside rush hour.
