Living in River Crossing

River Crossing is the neighborhood I show Shorewood buyers who have outgrown the standard subdivision floor plan. The community spreads across 153 acres north of River Crossing Drive and west of Lakewoods Lane, platted for 310 single-family homesites. The original build-out ran from about 2004 to 2014, and a newer wave — led by River Crossing Homes, LLC — picked up construction from 2014 onward, with homes still being finished in 2026. That mix means you can buy a mature 2005 semi-custom on a landscaped lot or a nearly new build inside the same community.

The homes are the point here: 21 different floor plans from roughly 2,000 to 4,500 square feet, mostly three to five bedrooms with two- to three-car garages, on lots that feel a size up from the village norm. Amenities include a community pool, clubhouse, lake, park, tennis courts and sidewalks — and the association dues are notably modest, with MLS-fed sources reporting fees as low as $10 to $13 a month in some sections (other sources report higher figures for amenity sections, so we verify dues on every specific home).

On value: active listings recently ran from $499,900 to $649,700 with an average around $577,000, while closed sales over recent years span roughly $392,000 to $745,000 with a median near $580,000. Per-square-foot pricing in the high $200s still undercuts comparable product in Plainfield and DuPage County, which is exactly why relocating move-up buyers keep landing here. When a well-priced River Crossing home lists, it draws from a deep buyer pool — sellers here should price from closed comps, not neighbors’ asking prices.

River Crossing Home Types & Prices

Pricing reflects River Crossing sales, listings and published builder pricing as of summer 2026.

~$500K

Established semi-customs

The 2004–2014 original phase: brick-front two-stories and sprawling ranches around 2,000–3,000 sq ft on mature-landscaped lots. These carry the neighborhood’s best per-square-foot value and often include finished basements.

Larger & newer builds

The upper tier: 3,000–4,500 sq ft homes, including the newer 2014-and-later construction — think first-floor offices, three-car garages, and premium lots backing to the lake, park or open space.

$650K+

The top of the market

River Crossing’s biggest closed sales have reached the mid $700s. Unique lots and heavily upgraded builds set these prices — comps up here require judgment, which is where local pricing experience earns its keep.
