Living in Shorewood Glen

Shorewood Glen is the community I recommend first to downsizers who want resort-style amenities without leaving the area — and to out-of-state family helping parents relocate closer. Del Webb (Pulte Homes) built the gated community south of Jefferson Street and west of River Road between roughly 2003 and 2016: 765 residences in all, split between detached ranch singles of about 1,269 to 2,450 square feet and attached duplex homes of roughly 1,285 to 1,547 square feet. Every plan carries at least two bedrooms, two baths and a two-car garage, and at least one resident must be 55 or older.

The amenity campus is what sets it apart. Lakeview Lodge — about 17,000 square feet — holds an indoor lap pool and spa, a fitness center, an aerobics and dance studio, a ballroom, billiards and craft studios, with an outdoor pool and sundeck, tennis and bocce courts outside, an on-staff activity director running the calendar, and walking trails wrapping an 18-acre fishing lake. The monthly assessment — roughly $180 to $330 depending on home type and section — covers the amenity campus, with attached-home sections adding exterior maintenance.

The community is built out, so it’s resales only — and they move. Recent listings have generally run from the mid $300s to about $500K, while closed sales across recent years span the high $200s to the mid $500s depending on plan, lot and updates. Average annual property taxes run around $6,600, modest for the area, and homes backing the lake or golf-course-quality open space carry the premiums. Because inventory is thin — often just a handful of homes at a time — serious buyers should be positioned to tour within a day of a new listing.
