Behind them, Lake Forrest is approved for 448 more homes west of River Road and Seil Road Estates will add acre-lot customs. Auburn Chase runs two collections: an entry series from 1,137 to 1,990 sq ft (two to four bedrooms, from the high $340s) and the Horizon series from 1,866 to 2,631 sq ft (from the high $430s), with community ponds, walking paths, a tot lot, and a dog park. Towne Center offers six plans — Siena II, Ontario, Brooklyn, Galveston, Ridgefield, and Raleigh — from 1,866 to 2,907 sq ft with two- to three-car garages, priced from the high $450s to the upper $560s. Both communities keep quick move-in inventory, so you don’t always have to wait on a build.
Location differentiates the two: Auburn Chase sits next to Four Seasons Park on the village’s growing south side, while Towne Center is walkable to the civic core — Village Hall, the amphitheater, two parks, and the events lawn. The Hamptons at Jefferson and Wynstone adds 175 build-to-rent homes and 72 townhomes, a signal of how much housing demand builders see here. School assignments differ by location within the village (Troy 30-C or Minooka 201 for elementary; Minooka 111 or Joliet 204 for high school), so verify the current assignment for any lot before you sign.
Never walk a builder’s sales office unrepresented — the contract, incentives, lot premiums, and design-center pricing are all negotiable, and the sales agent works for the builder. Get the builder’s preferred-lender incentive quoted against an outside lender; the buydown math changes month to month. Ask specifically about SSA assessments and the full projected tax bill on new sections — the model-home flyer number rarely includes them. And have every build inspected independently at pre-drywall and final, warranty or not.
New construction here competes directly with 2000s-era resales that offer more square footage per dollar — which keeps builders’ incentives honest and gives you leverage. Timing matters too: quick move-in homes late in a quarter often carry the best discounts, and early phases of Lake Forrest will likely open at the most aggressive pricing.
