Live South Elgin listings updated daily from the MLS — plus what local buyers should know before making a move.
Here’s the honest picture: South Elgin has no actively selling builder community right now. Lennar closed out the village’s newest neighborhoods—South Pointe’s single-family homes (2019–2023) and Park Pointe’s townhomes (2020–2024)—and no large project has replaced them. What this page catches is everything new-construction-adjacent that does hit the MLS: the occasional infill build or spec home, and the near-new resales that are the practical answer for most buyers who want new here. If a builder opens a new South Elgin community, its listings will appear in this feed the day they list.

The realistic inventory is near-new resale: South Pointe two-stories of 2,258–3,550 square feet reselling at roughly $515K–$640K, and Park Pointe townhomes of 1,600–2,221 square feet at $365K–$395K. Many are under five years old, some with transferable builder warranty coverage still in effect. True ground-up opportunities in the village are limited to scattered infill lots and the rare custom build.
South Pointe and Park Pointe sit side by side off Barry Road near Route 25 on the village’s east side, in U-46’s Clinton Elementary–Kenyon Woods–South Elgin High feeder pattern. Buying a three-year-old home there gets you current building code, modern layouts, and intact mechanicals without the 12-to-18-month builder timeline—and without lot premiums and design-center markups.
On near-new resales, ask three things early: whether structural and systems warranty coverage transfers, what the seller paid in lot premium and upgrades (it calibrates your offer), and how the HOA’s builder-to-resident transition went. If you need a true new build, the nearest active projects are in Elgin’s far-west corridor—we work those builder sites regularly and negotiate incentives at no cost to you.
Land exists on the village’s edges, so a future builder community is plausible—when one opens, this page will show it first. In the meantime, run the near-new math against a new build in Elgin or St. Charles: the South Elgin resale usually wins on price per square foot and timing, the new build on personalization. Call or text Kealan at 630-381-4995 and we’ll run both scenarios for your budget.
