Two-to-three-bedroom homes from roughly 1,400 to 2,221 square feet, most with attached two-car garages. The range runs from 1990s associations with mature trees to Park Pointe units a few years old with current-code construction and, in some cases, transferable builder warranty coverage. Monthly HOA fees span widely—roughly $170 to $325 depending on the association and what it covers—so the all-in monthly cost varies more than list prices suggest.
Park Pointe is the newest: three Lennar plans (Georgetown, Amherst, Chelsea) finished in 2024, HOA around $173–$223. Cambridge Bluffs offers more square footage per dollar with fees around $310–$325 covering more of the exterior. Prairie Pointe’s townhome phases are the entry point, often in the low-to-mid $300Ks. All three sit in U-46’s Clinton–Kenyon Woods–South Elgin High feeder pattern—verify by address.
Most South Elgin townhomes are fee-simple with standard financing—simpler than condo lending—but always confirm title type up front. Compare HOA fees against inclusions, not just each other: a $310 fee covering roof and siding can beat a $180 fee that doesn’t. Investors: these associations lease reliably, but check rental caps and waiting lists before you write.
Competition is real—townhomes are the village’s most-contested product under $400K, and roughly half of recent sales closed over list. Tour within a day or two of listing and come pre-approved.
