Expect one- to three-bedroom units, mostly ranch-style or two-story flats from the 1990s and 2000s, plus newer attached products that live like condos—M/I’s Villas at Lockley (from about $301K, 1,462–1,668 sq ft, 2–3 beds) are the current new-build version. Monthly assessments typically cover exterior maintenance, lawn, snow, and sometimes water; garages are usually attached one- or two-car.
Condo and condo-style inventory clusters near the Route 59 corridor and in the attached sections of the larger master plans, with the occasional unit close to downtown—those go fastest, because walk-to-Lockport-Street living at a condo price is rare. The Lakelands’ Harbor Townes adds an upscale attached option with lake access on the northeast side.
Association health is the whole ballgame with condos: reserves, owner-occupancy ratio, and any pending special assessments determine both your financing options and your resale. Have your lender confirm warrantability before you fall for a unit. FHA works in some associations but not all; conventional with 5–10% down is the default. We read the association documents on every condo deal—before attorney review, not during.
Because condo inventory is thin, pricing is inefficient—units in the same association can list thousands apart for no good reason. That cuts both ways: overpriced units sit, and occasionally a mispriced one is the best value in town that week. Watch consistently and be ready to move.
