Auburn Chase is the community that put a brand-new Shorewood single-family home back under $400K — and it’s the first place I take buyers who assumed new construction on the I-55 corridor was out of reach. Lennar is building 277 homes on 100 acres along the south side of Seil Road, directly west of Four Seasons Park and across from the established Kipling Estates neighborhood. The village approved the project as part of Shorewood’s largest development wave in two decades, and sales are active in 2026 with quick move-in homes regularly available.
The community runs two collections. The entry series covers two- to four-bedroom plans from about 1,137 to 1,990 square feet, starting around $349,490 — ranch and compact two-story designs that compete directly with the resale townhome market on price while delivering a detached home and yard. The Horizon collection steps up to 1,866–2,631 square feet from about $439,990, with three to four bedrooms and the full two-story family layouts. Reported average pricing across the community runs around $412,000, and every home carries Lennar’s included-features approach and new-home warranty.
Beyond the floor plans, the site plan matters: ponds and walking paths thread the 100 acres, a tot lot and dog park are in the amenity plan, and Four Seasons Park — the village’s flagship park — sits next door, with the new YMCA a short drive away. Two buyer notes from me: first, builder contracts, lot premiums, and incentives are all negotiable, and the on-site agent represents Lennar, not you — bring your own representation (it costs you nothing). Second, verify the full projected tax bill including any Special Service Area before you sign; new sections price these differently than established streets.

I-55 access via Route 59 or US 52 is minutes away, with I-80 just south — Joliet in about 10 minutes, Plainfield in 15, the Naperville corridor in roughly 30.
