Expect ranch and two-story plans from roughly 1,500 to 3,000+ square feet with the current-code basics included — nine-foot first floors, full basements, attached two- and three-car garages — and selection sheets that swing the final number meaningfully. Build timelines typically run six to ten months on a to-be-built, while spec homes and quick-delivery inventory surface regularly for buyers on a lease deadline. Base pricing starts in the low-to-mid $400s for most current plans, with occasional opportunities below $400K and custom work well above.
Each community sells a different buyer. Reston Ponds — six ponds, 15 acres of parks, southeast of downtown — is the volume play with both Shodeen and Lennar building. Heron Creek is the move-up and custom option on the north side, with Shodeen plans reaching toward $1.4M. Sycamore Creek, east of Route 23, is Silverthorne’s single-family community with two-stories that have closed into the low $500s. Never walk a model without representation — the builder’s sales agent works for the builder, and having us alongside costs you nothing. New construction taxes deserve attention: first-year bills are often assessed on the land only, then step up sharply once the improvement is assessed — budget for the full number, not the teaser.
