Mill Creek is the largest planned community in the Geneva area, and there’s nothing else around here quite like it. Shodeen Homes has served as master developer since the mid-1990s, building across more than 2,100 acres west of Randall Road, straddling Keslinger Road and Fabyan Parkway along the spines of Mill Creek Drive and Herrington Boulevard. The builder puts the count at 2,356 homes, organized into named villages β Oakmont, Pinehurst, Somerset and Tanna among them, with some MLS feeds also indexing Creekside and Lakeside sections. Homes range from mid-1990s originals to recent construction: the South Mill Creek Village Homes line launched in 2019, and Shodeen still markets custom homesites today.
Here’s the detail I walk every buyer through first: Mill Creek is not in the City of Geneva. The community sits in unincorporated Kane County β Geneva and Blackberry townships β with a Geneva 60134 mailing address. In place of city services, the Mill Creek Special Service Area appears as its own line item on Kane County tax bills; it funds parkway trees, public sidewalks, street and entrance lighting, common-area grounds and road repairs, and it is administered by Kane County. The amount varies by home, so I pull the actual tax bill on any property my clients consider. Architectural covenants are enforced separately by Shodeen. It’s a different governance model from every other Geneva-area subdivision, and it works β but you should understand it before you write an offer.
The market here covers a wider spread than any other community I track in Geneva. As of mid-2026, attached townhomes and condos have sold from the low $400s, mainstream single-family homes trade through the $500s to $900s, and custom and estate properties run to roughly $1.6 million; the 2026 year-to-date median sits around $727,000, up from about $617,000 across 2025. HOA fees vary by village and product β some sections report little or no dues while others run into the low hundreds per month β so verify the fee schedule on every individual listing. Add in about 17 miles of trails, 195 acres of parks, 127 acres of preserved wetlands and the Mill Creek Village Center’s shops, and you can see why so many of my buyers start their Geneva search here.

About 17 miles of walking and biking trails wind through roughly 195 acres of parks and 127 acres of preserved wetlands. The master plan set aside green corridors between the villages, so most homes are a short walk from open space.
The community has its own retail center with everyday services, plus churches and Mill Creek Elementary School inside the plan β a small-town core most subdivisions never get.
Mill Creek grew up around golf, and Tanna Farms Golf Club adjoins the community today. The original course inside the neighborhood has not operated continuously in recent years, so if access matters to you, we confirm its current status before you buy.
As unincorporated Kane County, Mill Creek runs on a different model: the county administers the Mill Creek Special Service Area that maintains parkway trees, public sidewalks, street and entrance lighting and common areas, while Shodeen enforces the covenants. It shows up as its own line on the tax bill, and we review it on every purchase.
Most of Mill Creek is served by Geneva Community Unit School District 304, and a portion of the community falls under Batavia Unit School District 101 β assignment depends on the specific address.

Mill Creek sits west of the Randall Road corridor, so big-box retail, groceries and restaurants are a few minutes east. Downtown Geneva’s Third Street shops and the Fox River are roughly 15 minutes away, and the community’s own Village Center covers everyday errands without leaving the neighborhood.
Fabyan Parkway and Keslinger Road run east toward Batavia and the Route 31 corridor, while Randall Road connects north to St. Charles and south through Batavia toward the I-88 interchanges. Most Fox Valley employers are within a 15-30 minute drive.
Metra’s Union Pacific West Line serves the area β the La Fox station on Keslinger Road sits just west of the community, with the downtown Geneva station about 15 minutes east. Drivers typically reach I-88 via Randall Road or Route 38; plan on 60-90 minutes to the Loop depending on mode and time of day.
