New supply is actually arriving, which is rare here: Geneva Crossing’s 40 townhomes were 50% sold as of July 2026, and the 24-unit Prairie Grove development on Peck Road won approval in January 2025. Expect two to four bedrooms, roughly 1,500-2,300 square feet, and attached two-car garages in most communities — Geneva Crossing’s new plans run 1,780-2,278 square feet with 2.5-3.5 baths. Monthly assessments cover exterior maintenance, lawn, and snow; Sterling Manor’s run about $206-$335. Older communities trade lower entry prices for older mechanicals, while 2015-and-newer construction commands a premium. End units, first-floor primary suites, and finished lower levels are the features that create bidding wars in this niche.
West of Randall Road is townhome country: Sterling Manor on Fargo Boulevard, Fisher Farms Villas near Williamsburg Avenue and Fisher Drive, and Geneva Crossing at 2763 Stone Circle, where quick move-in homes deliver from August 2026 at roughly $483K-$527K. Mill Creek’s attached homes add the master-planned option — 17 miles of trails and village retail, with the unincorporated-Kane-County caveat and an SSA line on the tax bill. Closer to the Fox River, Riverbank Crossing and Park Place of Geneva offer newer construction within reach of downtown and the Metra station.
Compare total monthly cost, not list price: a $400K townhome with a $300 assessment can cost more per month than a $430K unit with a modest fee — and less than a detached house once you price the maintenance you are not doing. Have your lender confirm association warrantability early. On new construction at Geneva Crossing or (eventually) Prairie Grove, bring your own broker from the first visit; the site agent works for the builder, and our representation costs you nothing.
Townhomes are consistently Geneva’s fastest-selling segment because they are the affordability release valve in a low-supply town — roughly 50-75 active listings across all types as of mid-2026, about 1-1.5 months of supply.
