Cambridge Lakes is the reason Pingree Grove grew from 124 residents to more than 10,000 in two decades. Cambridge Homes broke ground on the master plan in 2005, west of Route 47 and south of Route 72, and construction has continued in phases ever since — D.R. Horton and Ashton Woods are still building here in 2026. The result is a community that spans nearly every product type in one footprint: condo flats, two-story and ranch townhomes, duplexes, and single-family homes up to five bedrooms, plus the age-qualified Carillon enclave, which we cover in its own guide.

For buyers, Cambridge Lakes offers the widest price spread in town: resale townhomes from the high $200s, new D.R. Horton townhomes from about $319K, and single-family homes running from the mid $300s to the high $400s resale — with heavily optioned new builds reaching about $528K. Cambridge Lakes fronts the US 20 corridor with daily-needs retail at Route 47 and US 20, Goebbert’s Pumpkin Patch a few minutes away on Reinking Road, and the Pingree Grove Forest Preserve on the edge of town. The Randall Road corridor’s big-box retail and hospitals are about 15 minutes east.
I-90 is about ten minutes north via Route 47, putting O’Hare roughly 35–40 minutes out and Schaumburg about 30. Elgin is seven miles southeast on US 20.
Downtown Chicago is about 50 miles southeast — plan 60 to 75 minutes driving via I-90 outside of rush hour, or drive 15 minutes to the Metra Milwaukee District West line at Big Timber Road in Elgin for a roughly 70–80 minute ride to Union Station.
