Bronk Farm is Pulte’s 450-home community at 127th Street and Van Dyke Road — townhomes from $393,990 and single-family homes from $523,990 around a clubhouse with a pool, lap pool, and splash pad, a mile from Plainfield North High School.
Bronk Farm is the amenity play among Plainfield’s new-construction communities. Pulte won approval for the 450-home plan — 332 single-family homes and 118 townhomes — in March 2022 at the southwest corner of 127th Street and Van Dyke Road, and has been building since 2023. The centerpiece is a genuine amenity campus: a clubhouse with a kitchen and meeting space, a main pool, a lap pool with locker rooms, and a splash pad, next to a park district park. Fiber internet is wired throughout. No other actively selling Plainfield community matches that package.
The lineup covers two markets at once. Townhomes — the Ashton, Bowman, and Duncan plans, 1,883 to 2,084 square feet with two-car garages — start at $393,990, with quick move-ins reaching the $490s: the attainable new-construction answer in a village whose resale median runs near $500K. Single-family buyers choose across three series — Meadows from $523,990 (2,391–3,539 sq ft), Estates from $581,990, and Reserves from $657,990 — with optioned builds commonly landing in the $600Ks and $700Ks, and recent market activity in the community spanning roughly $429K to $839K.
Location logistics are strong: half a mile west of Route 59’s retail corridor, about a mile south of Plainfield North High School, with Eagle Pointe Elementary within walking distance per the builder. Two diligence notes: MLS-fed sources put HOA dues around $99 a month on the single-family side and roughly $348 on townhomes (which cover exterior and grounds) — Pulte doesn’t publish figures, so we confirm at contract — and as with every new Plainfield community, we request SSA status in writing before you sign anything.
