At about 37,000 people it’s the largest community in Dundee Township, and the median sale price—around $303K—buys a detached house here, not a condo. That math is why this market has been one of the most competitive in Kane County: over half of Carpentersville homes have been selling above list price this year.

The village spans both banks of the Fox River in northeastern Kane County, with East Dundee and West Dundee to the south and Algonquin to the north. It really operates as three markets in one. East of the river you have Old Town—the original 1837 village grid along the riverbank—and the Meadowdale and Morningside neighborhoods, where 1950s and 60s ranches trade in the low-to-mid $200s. Then in the mid-1950s, developer Leonard Besinger broke ground on Meadowdale, a massive planned community that multiplied the village’s population and gave the east side its housing stock, its shopping center, and even a famous road-racing track—the former Meadowdale International Raceway is now the 122-acre Raceway Woods Forest Preserve. The western third of the village filled in through the 1990s and 2000s with the subdivisions buyers ask me about most.

What’s next: the former Spring Hill Mall site on the West Dundee border finished demolition in late 2025, and planning supports up to 1,500 new residences plus commercial space there in the coming years.
