Expect 1,200 to 2,400 square feet on the main level, two to four bedrooms, and lots that often run larger than the house suggests—quarter to third-acre is common. Many carry original layouts with renovation potential; full basements are frequent and effectively double the usable space when finished. Expanded and renovated ranches at Arrowhead-level streets can push well past $700K; smaller originals start in the $400Ks.
Farnham, west of Naperville Road between Kelly Park and Seven Gables Park, is the most consistent ranch source—1960s–70s streets with no HOA and teardown-driven upside. Scottdale and The Streams produce ranches in their mixes, and Arrowhead’s older sections hold larger ones near the golf course. In-town blocks add the occasional brick ranch with walk-to-downtown appeal.
Evaluate ranches on main-level function: bedroom wing layout, laundry location, and whether the basement stair placement allows an in-law or guest suite. Renovated ranches carry premiums—sometimes worth paying, sometimes better captured by renovating yourself.
