Expect the market’s largest and newest homes: four- and five-bedroom two-stories from 2,200 to 3,500+ square feet, three-car garages at the top end, full basements — many finished — and premium lots backing to open space or the Kishwaukee River corridor. New construction at Bridges of Rivermist lands in this band once options are added. Homes here are newer on average than the citywide stock, which keeps ownership costs predictable.
The upper market concentrates in Bridges of Rivermist on the northwest side, with additional inventory scattered through Greenwood Acres, the larger Knolls plans, and custom builds on the city’s edges. This is a thin slice of DeKalb — most weeks only a handful of listings sit above $400K — so serious buyers at this level watch new listings and the new-construction pipeline at the same time. We often find the best fit is a build rather than a resale.
Jumbo financing is rarely a factor here — conventional loans cover this band comfortably.
