Construction runs from mid-2000s custom to brand-new Finney builds. Finish quality varies more than in cookie-cutter markets, which rewards buyers who tour widely before committing.
Bridges of Rivermist anchors this segment on the northwest side — its mid-2000s customs and new Finney phases produce most of DeKalb’s $400K+ sales. Beyond it, the upper market is scattered: Greenwood Acres’ largest homes, edge-of-town acreage in Afton and DeKalb townships, and occasional historic properties near the Ellwood House district. Inventory is thin — a handful of listings at any time — so the pipeline matters as much as the current MLS page.
