Expect walkable-to-school blocks across the established grid and in most of the subdivision belt, where schools were sited alongside the growth. Sidewalk networks are strong in the 1990s-and-newer neighborhoods and on most of the grid. Homes directly adjacent to school sites trade a little differently — event-day traffic and field noise on one hand, unmatched drop-off convenience on the other.
The geography is simple: elementaries are scattered so most neighborhoods claim one nearby, the two middle schools split the city roughly north and south, and DeKalb High School sits on the north side off Dresser Road. NIU and Kishwaukee College add the higher-ed layer. District boundaries also reach Cortland and Malta, and a few fringe addresses feed neighboring districts — another reason address-level verification is non-negotiable.
Verify three things per address: current D428 assignment (from the district, not a listing site), bus eligibility versus walk zone, and the actual walking route — a quarter mile that crosses Sycamore Road is different from a quarter mile of neighborhood sidewalk. Walk it at bell time if you can; drop-off traffic patterns are invisible at a Sunday showing.
School-adjacent convenience is durable value in a family market, and it costs little premium here compared to markets east. But buy the house on its full merits — boundaries can be redrawn, kids age through buildings quickly, and resale will depend on the whole package.
