Live Frankfort listings updated daily from the MLS — plus what local buyers should know before making a move.
Frankfort’s luxury market is one of the deepest in the southwest suburbs — this is a village whose overall median sale ran about $630K in mid-2026, so the $750K+ tier isn’t a handful of outliers, it’s a working market with real turnover. The stock splits into three camps: custom estates around the private Prestwick Country Club, wooded three-quarter-acre properties in Butternut Creek Woods, and the newer custom builds of Olde Stone Village, where recent sales have run from the high $900s to $1.67M. Add scattered acreage estates on the village edges and you have genuine choice at every step from $750K past $1.5M.

Above $750K, expect 3,500 to 8,500+ square feet, three-car garages as the floor, and lots from a half acre up. The Butternut Creek Woods stock is 1980s–90s construction — often extensively updated — on wooded lots averaging about 0.7 acres, with recent sales in the mid-$700s to $1.1M. Olde Stone Village delivers 2014-and-newer custom construction with today’s layouts and finishes. Prestwick tops out around $875K recently, with one-of-a-kind homes up to 7,700+ square feet backing the golf course.
Each luxury pocket has its own logic. Prestwick trades on land, the club, and mid-century-to-1990s custom character — no two homes alike. Butternut Creek Woods trades on trees, lot width, and location north of Lincoln Highway minutes from downtown. Olde Stone Village, near Steger and Wolf Roads, trades on new construction quality with custom builders still active — the only place in town where you can commission a 4,000+ square foot build inside an established luxury enclave. We track every listing and off-market conversation across all three.
At this tier the diligence list grows: well and septic on some estate properties, club membership economics in Prestwick, architectural standards in Olde Stone Village, and property tax bills that commonly run from the mid-teens past $20K — we model the full carrying cost before you offer. Jumbo financing thresholds matter here too; the right lender structure can meaningfully change your effective rate. And luxury negotiation is about terms as much as price: inspection scope, personal property, and closing flexibility all carry real dollars.
Frankfort luxury moves slower than the entry market — median days on market runs around 50 village-wide and longer at the top — but don’t mistake pace for softness: values have compounded, and the best properties still sell close to asking. Off-market activity is real at this tier; a meaningful share of estate sales never hit the public MLS. If you’re seriously shopping above $750K, get us your criteria and we’ll work both sides of the market for you.
