Grasmere is where I start most Mokena buyers who want an established single-family neighborhood without an estate-level budget. The community spreads across the village’s central-west side—west of LaGrange Road (US-45), north of LaPorte Road—and at roughly 585 properties it is the largest subdivision in Mokena by a wide margin. The build-out ran from the early 1990s through the early 2000s, which means mature trees, settled streets, and a housing stock that has been through several market cycles and held its value through all of them.
The homes are mostly two-story singles and ranches in the 1,800 to 4,200 square foot range, on lots around a quarter acre, with the kind of floor plans that still work for how people live—which is a big reason Grasmere leads the town in annual sales volume year after year. There is also an attached section, Grasmere Meadows on Manchester Drive, where units trade right around the $300K mark and give buyers the least expensive path into the neighborhood. On pricing: recent detached sales have run from the mid $400s to about $655,000 depending on size and updates, with actives in late summer 2026 spanning roughly $310,000 for attached units to $599,900 for larger singles. Detached homes carry little or no association fee, while the attached Grasmere Meadows units have reported fees in the $340–$355 per month range covering exterior maintenance—the reported figures vary by source, so we confirm the exact fee on any specific home before you offer. Grasmere sits in Mokena School District 159, and the Front Street Metra station is a short drive east.

A Mokena Community Park District property sits right inside the community, and the district’s Main Park, the Oaks Recreation Center, and the renovated Yunker Farm are all a short drive. The park district finished a $2.4 million barn renovation at Yunker Farm in 2025 and added new playgrounds in 2026.
The Front Street station downtown and Hickory Creek station near I-80 are both minutes away on the Rock Island District line—roughly an hour to LaSalle Street. Two-station access is a Mokena advantage most neighboring towns can’t offer.
Grasmere fronts the US-45 corridor, so groceries and daily errands are at the neighborhood’s edge, and the Orland Park–Tinley Park retail corridor is 10 to 15 minutes north.
The 1,614-acre preserve—the largest in the Forest Preserve District of Will County—and the paved Hickory Creek Bikeway are minutes south, connecting toward the 22-mile Old Plank Road Trail.

Downtown and the Front Street district—Tribes Beer Company, The Dock on Front Street, the Saturday farmers market—are about five minutes east. Everyday retail runs along LaGrange Road at the neighborhood’s doorstep.
Both Mokena stations on the Rock Island District line are minutes away; Hickory Creek station near I-80 has more than 1,100 daily-fee parking spaces. Plan on roughly an hour to LaSalle Street on local runs, less on expresses.
I-80 is at the north edge of town via LaGrange Road, with the I-355 terminus one exit west for the run north to the western suburbs. Downtown Chicago is about 35 miles; the Orland Park corridor is 10 to 15 minutes.
