First, detached homes in Arbury Hills and on the older in-town streets: mostly three-bedroom ranches and split-levels from the 1960s and ’70s, often 1,100 to 1,800 square feet, where condition drives price more than anything else. Second, attached homes across the established associations—townhomes and duplexes from the 1990s and 2000s, typically 1,200 to 1,800 square feet with attached garages, where the monthly fee usually covers exterior maintenance, lawn, and snow. Updated homes in either category command a clear premium and often see multiple offers the first weekend.
Arbury Hills is the anchor of this price band—the southeast-side neighborhood around Arbury Hills Elementary where Mokena’s most affordable detached homes trade. On the attached side, look at the Tramore Lane townhomes in Tara Hills, the Grasmere Meadows section of Grasmere, and the smaller associations near downtown that put the Front Street Metra station within walking distance. One Mokena-specific note: this band spans multiple school districts—Summit Hill 161 in Arbury Hills, Mokena 159 and others elsewhere—so verify the assignment for any specific address with the district.
Conventional loans with 5% down and FHA with 3.5% are both common here, and IHDA down payment assistance can help eligible first-time buyers. On 1960s-era homes, budget for mechanical updates—furnaces, roofs, windows—and use the inspection to negotiate, not to panic. On attached homes, confirm warrantability and get the association’s financials early. And in every case, pull the actual property tax bill: at Mokena’s roughly 2.64% effective rate, taxes are a real part of the monthly payment.
This is the most contested band in the Mokena market—the buyer pool includes first-timers, downsizers, investors, and commuters chasing the walk-to-train addresses. Well-priced homes go pending in days, and sellers averaged full list price town-wide in mid-2026.
