Live Batavia listings updated daily from the MLS — plus what local buyers should know before making a move.
In a market where the median sale is near $500K, a finished basement is the cheapest square footage you can buy — and Batavia’s 1990s-and-newer housing stock delivers them in volume. Fox Trail, Prairie Trails, and Braeburn homes commonly add 800–1,500 finished square feet below grade; Tanglewood Hills customs often include full walkout lower levels with bars and theaters; and the new Pulte communities offer look-out and walkout basements as options that early resales are now delivering finished.

Expect rec rooms, guest suites with full baths, home offices, and gyms in the finished stock — and pay attention to ceiling height, egress windows, and moisture history, which separate genuinely livable lower levels from painted concrete. Walkouts and look-outs (common on Prairie Trails’ pond lots and Tanglewood’s graded sites) add natural light that flat-lot basements can’t match.
Terrain gives some neighborhoods an edge: the rolling sections of Tanglewood Hills and the pond-backed lots in Prairie Trails produce true walkouts, while the flat east-side plats mostly finish standard basements well. Ask whether the finish was permitted — unpermitted basement baths are the classic Batavia inspection surprise.
Appraisers credit below-grade space at a fraction of above-grade, so a finished basement is worth more to live in than to refinance against — price your offer accordingly. We check for permits, egress compliance on any bedroom, sump/backup systems, and radon results (Kane County recommends testing; mitigation is a routine $1,200-class fix).
Homes marketing finished basements photograph bigger than their listed square footage suggests, and they draw the buyers who need the space now — multigenerational households and work-from-home families lead this segment. In competitive weeks, the finished-basement listing is often the one that goes first in its band.
