Live Naperville listings updated daily from the MLS — plus what local buyers should know before making a move.
The three-car garage is one of those features buyers won’t compromise on once they’ve decided they need it — and in Naperville, it maps almost perfectly to construction era. Two-car garages dominate everything built before 1990; three-car garages became standard equipment in the 90s-and-newer communities on the south and west sides. That geography is convenient: filtering for the garage effectively filters for newer construction, bigger square footage, and the swim-club subdivisions all at once.

Expect 1990s-and-newer two-stories from roughly 2,500 square feet up, concentrated in communities like Tall Grass, River Run, Ashbury, White Eagle, and Ashwood Park — where three-car garages were standard or common options. The third bay in practice is storage, workshop, gym, or the golf cart; a subset of listings offer genuine tandem or four-car space at the luxury end.
Because the feature concentrates in the amenity communities, three-car-garage searches double as subdivision searches: the same filter surfaces the clubhouse-and-pool neighborhoods of the south side. In the older central neighborhoods a three-car garage is rare enough to be a listing headline — and a real differentiator at resale. Detached workshops and oversized garages appear occasionally on the unincorporated fringes.
Measure, don’t assume: ‘3-car’ spans everything from a tight tandem to 700+ square feet with 8-foot doors. If you’re housing a truck, boat, or lift, bring the dimensions. Check for 220V service and heated options if the workshop matters. And confirm HOA rules on what can visibly live on the driveway — some associations regulate trailers and boats strictly.
Three-car-garage homes hold a firm resale premium because the buyer pool that needs one can’t substitute for it — there’s no renovating your way from two bays to three on most lots. If it’s on your list, treat it as a hard filter and shop the communities where it’s standard; compromising on the garage is the most commonly regretted concession we see.
