Expect the third bay to arrive attached to 2,400+ square feet — builders paired big garages with big plans — which puts most of this inventory in the $550K–$900K band. Tandem third bays exist and are not the same thing; we confirm true width, door count, depth for a full-size truck, and ceiling height for lifts or racks before you tour.
Fox Trail and Prairie Trails supply the volume; Tanglewood Hills supplies the showpieces. On new construction, Winding Creek’s and Harvest Point’s larger plans offer third-bay options — order it if you can, because adding one later fights setback rules and never prices as well as buying it built.
Measure, don’t assume: “3-car” in listings spans 28-foot doubles-plus-tandem to genuine 36-foot three-doors. If the garage is the point, we photograph and measure on previews. Check for 220V service and floor drains too — EV charging and winter car washing both depend on them and both retrofit at a cost.
