Live Hampshire listings updated daily from the MLS — plus what local buyers should know before making a move.
Under $400K is where the Hampshire market opens up. This bracket covers Lakewood Crossing single-family resales, the village’s established in-town homes, and the entry floor plans at D.R. Horton’s Prairie Ridge, where base pricing starts in the high $350s. With the village median sale price running near $388K, under-$400K buyers are shopping the true middle of this market — not the leftovers. It is the bracket where first-time buyers and relocating commuters do most of their looking, and where well-prepared buyers can still choose between resale character and brand-new construction.

Expect three- to four-bedroom single-family homes between roughly 1,400 and 2,200 square feet. On the resale side, that means 2006–2016 Lakewood Crossing homes and older in-town properties; on the new-construction side, D.R. Horton’s smaller Prairie Ridge plans sit at or just under this line, with 3 bedrooms, 2.5 baths, and two-car garages. Resales at this number frequently include finished basements and larger yards than comparable new builds — the classic trade-off against builder warranties and new mechanicals.
Lakewood Crossing supplies steady single-family inventory under $400K, with recent detached sales from roughly $290K into the low $400s and community amenities that include a clubhouse, pool, and tennis courts. Prairie Ridge, west of State Street and south of Allen Road, is the new-construction option — its Haven, Meridian, and Sloan plans have started in the $359K–$389K range. The original village grid adds older homes with real lots, walkable to downtown, Seyller Park, and the Coon Creek Country Days grounds.
Conventional financing with 5–10% down is the norm in this bracket, and FHA remains common. If you are comparing a resale against a Prairie Ridge new build, get a full quote on both: builder incentives can offset rate buydowns, while resales skip the SSA/HOA math in some cases. Check the tax bill on every candidate — several Hampshire subdivisions carry Special Service Areas, and the difference between homes can be meaningful at the same list price.
This is the most competitive bracket in Hampshire because it matches the village median — sellers price to it and buyers converge on it. Homes that show well and price correctly go pending in two to three weeks; overpriced listings sit and then cut. If you can stretch slightly above $400K, the selection improves quickly, which is worth knowing before you write a ceiling into your pre-approval.
