Expect in-town lots from compact grid parcels to the rare half-acre; subdivision lots typically a fifth to a third of an acre, larger on premium sites; and township parcels from single building lots to tens of acres. Utility status drives land value: municipal water and sewer in town, well and septic outside — and the difference is five figures of site cost when building.
Greenwood Acres and the established east side hold many of the city’s larger residential lots; the subdivision belt trades lot-size premiums predictably; and the townships open into genuine acreage. For builders and dreamers, infill lots near downtown occasionally list for less than a used car — diligence on utilities, flood mapping near the Kishwaukee, and zoning is what separates the bargains from the traps.
On any land-heavy purchase: verify zoning and buildability with the city or township before closing, check FEMA flood mapping near the river corridor, and price utility connection or well-and-septic honestly. On homes with big lots, confirm where property lines actually run — mature landscaping and fences drift from plats out here. A survey is cheap insurance.
