Live New Lenox listings updated daily from the MLS — plus what local buyers should know before making a move.
The top of the New Lenox market — $650K and up — is a mix of new and custom. Pulte’s Teerling Lakes Estates series runs from the high $500s into the high $800s with recent sales into the $700s, Flaherty’s Jacob’s Field customs have sold in the $660s to low $700s, and the village’s custom pockets — Green Glen Estates, Steeple Run, Waters Chase, Hibernia Estates, Quails Roost — carry one-off builds on larger lots with listings that have reached into seven figures. What this band buys in New Lenox that it can’t always buy elsewhere on the corridor: newer construction at scale, real lot sizes, and a village infrastructure — parks, golf, hospital, two Metra lines — that supports the price.

Expect 3,000—4,500+ square feet in the new and near-new communities — four to six bedrooms, three-plus baths, three-car garages, full basements — and greater architectural variety in the custom pockets, where lot sizes grow and no two homes repeat. Recent activity: Teerling Lakes listings from the high $500s to nearly $900K, Waters Chase in the high $600s to $800K, Hibernia Estates sales to the mid $700s, Quails Roost to the $740s, and one-off customs — Steeple Run, Green Glen Estates — listing well beyond $1M.
Teerling Lakes sits on the village’s north side near I-355 — note that parts of that development feed different school districts than central New Lenox, so verify per address. The custom pockets spread across the village’s edges where larger parcels survived: these are the neighborhoods where homes trade less often and quietly, which is why off-market awareness matters at this price point. We hear about many of these homes before they list.
Jumbo financing thresholds, appraisal gaps on unique customs, and builder contract terms all need real attention in this band. On new construction, the Estates-series base price is the starting point — lot premiums and options routinely add six figures, and we review those with a resale eye before you sign. On customs, we pull comparable sales carefully; thin comp sets are normal here and pricing discipline protects you on the way in and the way out.
Luxury inventory in New Lenox is thin at any given moment — often a dozen or fewer active listings — and it splits between builder inventory you can time and one-off customs you can’t. If your target is a custom pocket, tell us early: these homes surface irregularly, and the buyers who win them are the ones already positioned when they do.
