Resale townhomes run roughly 1,200—1,600 square feet with 2—3 bedrooms and attached garages; new construction runs larger — Lakes Park units are 1,767—1,840 square feet with 3 bedrooms and 2.5 baths. Monthly fees cover exterior, lawn, and snow in most associations; new-community fees vary by product. End units, finished lower levels, and pond or green exposure set the premiums on both tracks.
Lakes Park anchors the east side with its lake-and-trail setting; Sky Harbor and Leigh Creek fill in with smaller enclaves; Thunder Ridge and Windemere carry the established supply near the middle of the village. Note the school-assignment caveat on the east-side new communities — listings there commonly reference different schools than central New Lenox, so verify per address. Commuters: south-side locations favor the Laraway Road station, central ones the Rock Island line.
Compare total monthly cost — price, taxes, and fee together — rather than list price alone: a new build’s higher fee often buys newer mechanicals and warranty coverage that a cheaper resale gives back in repairs. On new construction, we negotiate builder incentives (rate buydowns, closing costs, option credits) that on-site agents won’t volunteer. On resales, association health checks are standard practice before we let you offer.
Townhomes are New Lenox’s pressure-release valve: when detached prices run, townhome demand follows about a season later.
