The trade-offs are worth walking through with someone who handles them regularly. Unincorporated properties may run on well and septic rather than city utilities; Mill Creek parcels carry a Special Service Area line on the tax bill and Shodeen-enforced covenants that govern what you can build and park; and county zoning — not city — controls outbuildings and land use. None of that is a reason to avoid acreage; all of it belongs in your offer math. When an acre-plus property lists here, it draws a deep buyer pool, so preparation decides who wins.

Expect low volume and high variety: custom and estate homes in Mill Creek reaching toward that community’s roughly $1.6M top recent sale, older farmhouse-style properties on the rural west edges, and the occasional oversized-lot home inside town. Wells, septic systems, outbuildings, and long driveways come with their own inspection disciplines. Listings mentioning acreage move through this feed automatically, but genuine acre-plus properties may appear only a handful of times a year — patience is part of this search.
Mill Creek is the anchor: 2,100-plus acres west of Randall Road with parks, 17 miles of trails, and estate-scale homesites still marketed by Shodeen — all in unincorporated Kane County under county governance, an SSA, and developer covenants. Beyond it, Geneva Township’s rural parcels stretch toward the county’s farmland, where properties trade infrequently and often quietly. East of Randall, acreage is essentially historical — the subdivisions absorbed it decades ago — though a few oversized in-town lots survive near the older street grid.
Order a current survey and flood determination on any large parcel — the Fox River corridor and low-lying stretches carry mapped floodplain, and address-level FEMA lookup is cheap insurance. Inspect wells and septic systems with licensed specialists and verify county health department records. Confirm zoning and covenant rules for any outbuilding, business use, or animal plans before you write, not after. Acreage properties near a Metra express line — Geneva’s UP-W station reaches Ogilvie in about 60-65 minutes — hold their appeal because they cannot be reproduced: the land west of town is the only direction Geneva can grow, and it is not growing fast.
