Expect four-bedroom two-stories and larger ranches between roughly 1,800 and 3,200 square feet, built anywhere from the late 1990s to brand new. Ravine Woods resales have recently closed from $395K to $525K, Woods of Aux Sable from about $425K, and Silverthorne’s new-construction base prices at Whispering Oaks start in the low-to-mid $400s. Three-car garages, basements — many finished — and quarter-acre-class lots are common. At the top of the band you’re choosing between a loaded resale and a new build at base spec.
Ravine Woods stands out under $500K for one reason: no HOA, larger homes, and lots averaging about a third of an acre. Woods of Aux Sable delivers newer construction (roughly 2007–2023) in the Minooka 201 school feeder. Whispering Oaks puts you in an active community with a pond and park — new builds by Silverthorne and Core Homes — on the Grundy County side, which can mean a different tax picture than the Will County side. Conventional financing dominates here, and jumbo limits aren’t a factor. Budget seriously for taxes: at Channahon’s roughly 2.8% effective rate, a $475K home can carry a bill north of $12K on the Will County side — sometimes less in Grundy.
